Coastal Norfolk village to benefit from new affordable homes

A village on the picturesque North Norfolk coast is set to get a huge boost with work beginning on a brand-new housing development, with 23 homes to further develop the local community.

Flagship Homes, part of Bromford Flagship, is developing the site on Ostend Road in Walcott, to be called The Sandpipers. Marfleet & Blyth has been appointed principal contractor, and the project has received grant funding from Homes England.

Tony Tann, managing director of Flagship Homes, said: “It’s great to be working again in North Norfolk, this time in Walcott with Marfleet & Blyth as our contractor, providing much-needed homes in the district’s rural communities. The support from Homes England to help fund the scheme via our Strategic Partnership is once again a critical aspect of our ability to do this.”

The Sandpipers will include one, two and three-bedroom homes for affordable rent (80% of market value) to be allocated to people on the local housing register. Once complete, the homes will then be managed by Flagship housing association Victory Homes.

The homes will be built using timber frames, a Modern Method of Construction (MMC) that involves building sections in a factory before assembly on site. This cuts build time and ensures better quality control.

To ensure greener heating and electricity for these homes, each will also have an air source heat pump and solar panels. These will also reduce energy bills for future residents, while also minimising the development’s carbon footprint.

Stephen Jones, senior project manager at Flagship Homes, said: “These energy-efficient, future-ready homes will be a fantastic addition to the local area. They’ll mean reduced household costs to future residents, making for truly affordable housing where it’s really needed.”

The site will also include play equipment to be installed in a communal open area for use by residents.

Walcott, on the north-east part of Norfolk’s famed coastline, is renowned for its sea views as the only point where the coast road runs directly next to the edge of the sea. Connected by bus to the nearby North Walsham, it is also a popular holiday village with a number of inns and fish & chip restaurants.
